    What Negatively Affects A Home Appraisal?

    Condition, layout, site characteristics and market evidence can affect a property appraisal. No single feature establishes a fixed deduction without supporting analysis.

    Outdated or Poor Condition of Systems and Interiors

  1. Worn systems or finishes should be considered with their condition and maintenance history, rather than age alone.
  2. Deferred Maintenance and Structural Issues

  3. Signs of neglect, such as peeling paint, mold, or deferred maintenance on critical systems, make a home less appealing and can lead to a lower appraisal.
  4. Structural or foundation problems, including cracks or instability, are major red flags for appraisers.
  5. Clutter, Cleanliness, and Odors

  6. Extreme clutter, signs of neglect, or foul odors (like cigarette smoke or pervasive pet smells) can negatively impact an appraisal, especially if they indicate deeper issues or hinder the appraiser’s ability to inspect the property.
  7. While minor messes typically don’t affect value, severe cleanliness issues can.
  8. Unpermitted Additions or Renovations

  9. Provide available permits and plans for additions or renovations. Missing records may require further information.
  10. Market and Comparable Sales

  11. Limited comparable sales can require more research; a lack of close comparisons does not itself establish a lower value.
  12. Other Factors
